A 2% deductible on a $500,000 policy means you’d have to pay $10,000 out of pocket before insurance pays a dime. That’s a major hit for most families. Always ask if any of your coverages are subject to a percentage deductible and do the math to make sure it's realistic for your situation.

2. RCV vs. ACV – Replacement Cost vs. Actual Cash Value

Don’t assume you’ll get full replacement value for damaged or stolen items — or even for your roof. Some insurers only offer ACV (Actual Cash Value) coverage for certain things like roofs or older structures, which deducts depreciation. That means you might only get a fraction of the cost to replace your roof — leaving you to cover the rest. Instead, make sure your policy includes RCV (Replacement Cost Value) on everything. It’s usually worth the slightly higher premium.

Here’s a frustrating surprise many homeowners face: if part of your roof or siding is damaged and the materials can’t be matched, your insurance may only pay to replace the damaged portion — leaving you with a mismatched home. Roofing and Siding Matching Coverage ensures that if materials aren’t available to match, the insurance will pay to replace the entire section. It’s a simple add-on that can save you a major headache and maintain your home’s curb appeal and resale value.
